Start with an inventory, not a fixed “4 bedrooms = one size” answer. A 4-bedroom house can be lightly furnished or contain freestanding wardrobes, appliances, multiple sofas and many boxes.
A useful starting range
Supplier guides vary widely. For initial comparison, a 4-bedroom house may lead you to 150–300+ sq ft, but these are broad planning bands. A light or partial load can be below them, while assembled furniture and regular access can take it above them. Our calculator’s inventory, rather than this range, determines the result.
What the editable preset includes
Our 4-bedroom house starting list includes a double frame and mattress, 3 single frames and mattresses, a sofa, wardrobes and drawers, dining furniture, 60 medium boxes, eight small boxes, a washing machine, fridge freezer and a few outdoor items.
Nothing is compulsory. Remove built-in furniture, sold belongings, rented appliances and items you will keep elsewhere. The global dismantling switch uses representative packed bundles; you can replace those dimensions with your own.

- Furniture count and dimensions, especially sofas, wardrobes and assembled beds.
- White goods: include each appliance, not simply “a kitchen”.
- Box quantity and actual box sizes.
- Whether frames, tables, desks and shelving can safely come apart.
- Garage, garden, spare-room and business stock contents.
- Access: 15% occasional or 35% regular retrieval allowance in this model.
Several wardrobes and bedroom sets make dismantling especially important. A second sofa, extra dining furniture or a garage can push the load beyond a standard domestic unit.
Check before committing
Measure the longest items and check door opening, internal height and turning room. If you need frequent visits, ask to see the unit shape rather than relying on floor area alone.
